If we compare this year’s first quarter numbers with last year’s, we had fewer home sales, but sellers sold their homes for a higher price on average.

What do the year-over-year numbers tell us about the first quarter of our Truckee market? Let’s break it down area by area.

In Tahoe Donner, the number of home sales dropped from 53 to 39. The average sale price of those homes rose from $747,000 to $785,000 (with the average list-to-sale price ratio being 98% in 2019).

In Glenshire, the number of home sales dropped slightly from eight to seven, with the average sale price dropping from $947,000 to $538,000. The average number of days on market for homes during this year’s first quarter was 15 days.

For Sierra Meadows and Prosser, the number of homes sales dropped from eight to five, and the average sale price rose from $531,000 to $600,000. In both years, the average list-to-sale price ratio was 99%.

As you can see, we had fewer sales, but the sellers who took a chance and put their homes on the market enjoyed a higher sale price and a higher list-to-sale price ratio.
